I submitted a lease by owner form late in the day. I was quite surprised to find two inquires by the middle of the next day, which when paraphrased asked, “Is this lease still available?”
First of all, let me say that one of the reasons I selected HLRBO was that listing a lease with them “is as easy as falling off a log”, to quote an old phrase. Simply put, there was no fee for their service, nor was there any lessor contract to sign.
At this point I need to say that I had already contacted several agencies that specialized in leasing hunting property. Setting their representation fees aside, I was more concerned about some of the aspects of their lessor contracts. Some leasing agencies may
have a contract that penalizes landowners (lessors) for a number of situations such as the actions of trespassers, etc. How can landowners be responsible for actions beyond their control?
My experience is that HLRBO simply asks landowners to describe their property accurately and to respond promptly to inquiries from prospective hunters. The office staff was very helpful in answering all of my questions. There is even a sample lease, which can be customized by the landowner.
I had multiple responses to my listing and was able to lease the property in a timely manner. I plan to continue using HLRBO for any additional property that I decide to lease.
