4.25 acres with 2 acre lake 30 minutes east of Charlotte. Surrounded by cropland. Great duck hunting hole. Levee all the way around lake. Lake is also fenced. 10" fill pipe on shallow end. Fill pipe would need to be connected to a pump (tractor/pto pump or similar). Creek (inside property line) has ample water to fill at any time. Concrete water control structure on deep end at dam. Large electrical pump on lower side of dam. electric pump probably needs work. Property needs some TLC to get cleanup up; has not been used in years. Need a mulcher in there to cleanup. Willing to give first year duck lease for free in exchange for cleanup per owner specs. Would prefer a multi year lease. Will require each hunter to sign lease agreement and provide proof of insurance to indemnify landowner. Property has right of way access off Julia Lane (public road) just off NC 24-27 highway.
