About This Lease
Property Overview Escape to your own private 235.51-acre mountain retreat nestled near Hot Springs, Virginia — where solitude, nature, and breathtaking views await. This entire property is offered to just one group at a time, so you’ll have total freedom to explore, camp, and roam. Land & Terrain • The land rises more than 1,000 feet, offering dramatic elevation changes and sweeping 60-mile sunset panoramas. • Mature forest regenerates across the terrain, following past logging, and there are both rugged ridge tops and sheltered hollows. • The property includes half a mile of Cowardin Run, a beautiful trout‐supporting stream that runs through the lower portion of the land. • Because of the steep grades (roads reach up to 15%), a 4×4 or high-clearance vehicle is recommended to access the upper ridges. • The combination of high elevation and low development gives you dark-sky quality for excellent stargazing — similar to Millboro’s International Dark Sky Park. Amenities & Access • No built-in facilities: This is a truly primitive experience. Guests must be self-contained, carry out all waste, and practice Leave No Trace. • Cell phone reception is intermittent to unreliable, which adds to the remote, disconnected feel. • There is a central parking / staging area at an existing home build site, which also accommodates trailers. • While there’s ongoing construction at the build site, guests’ privacy is fully respected, and usage is still limited to one group at a time. • Trail access: The property borders 3,000+ acres of the George Washington National Forest, with immediate access to hiking and mountain biking trails. Wildlife, Hunting & Recreation • The trout stream (Cowardin Run) invites fishing opportunities for anglers familiar with small, wild mountain waterways. • With its forested terrain and elevation changes, the property is ideal for wildlife viewing — deer, songbirds, and perhaps other mountain creatures may call this land home. • The extensive forest and rugged topography make for fantastic hiking, exploring, and even mountain biking, especially with the adjacent national forest. Seasonality & Climate • Winters are relatively mild, but guests should still come prepared for mountain weather. The property is designed to be enjoyed year-round. • The elevation and open ridgelines make the site especially magical at dusk, dawn, and night, when skies darken and stars really shine. Safety & Considerations • This site is best suited for experienced campers who are comfortable with primitive camping, since no restrooms or potable water are provided. • Guests must be self-sufficient, including bringing their own water, packing out waste, and being prepared for low/variable cell service. • Leave No Trace principles are strictly encouraged to preserve the wild and pristine nature of the property. Nearby Attractions • Just 3 miles away: the town of Hot Springs and the luxury Omni Homestead Resort, for dining, wellness, or other amenities. • With the neighboring national forest, you have virtually unlimited access to forested trails for mountain biking, hiking, and exploration. • Drone footage https://www.river2ridge.com/fall-foliage-2025 • Camping photos and reviews https://www.hipcamp.com/en-US/land/virginia-ultimate-private-camping-dw9hmdrz/reviews
