• Because of the steep grades (roads reach up to 15%), a 4×4 or high-clearance vehicle is recommended to access the upper ridges.

• No built-in facilities: This is a truly primitive experience. Guests must be self-contained, carry out all waste, and practice Leave No Trace.
• Cell phone reception is intermittent to unreliable, which adds to the remote, disconnected feel.
• There is a central parking / staging area at an existing home build site, which also accommodates trailers.
• While there’s ongoing construction at the build site, guests’ privacy is fully respected, and usage is still limited to one group at a time.
• Trail access: The property borders 3,000+ acres of the George Washington National Forest, with immediate access to hiking and mountain biking trails.

• The trout stream (Cowardin Run) invites fishing opportunities for anglers familiar with small, wild mountain waterways.
