Additional information: I will describe the 80 acre hunting lease for your evaluation. Located in Marion County, AR surrounded by thousands of acres of wildlife habitat. It is 7 miles from the Buffalo National River, which provides a steady stream of game wildlife. It is also 7 miles from the White River and its trophy class trout fishery. The 80 acres is land locked by surrounding steep slopes and is accessible only by a land bridge supporting a gated road. This terrain feature prevents poaching and trespassers. It is a true wildlife refuge that attracts trophy deer, bear and turkey. The communities of Flippin, Cotter and Mountain Home are a half hour drive away, with major entertainment attractions a two hour drive north in Branson Missouri. This trophy hunting lease is owned and developed by a wildlife biologist. The 80 acres is enrolled in wildlife habitat enhancement programs at the state(AGFC) and federal (NRCS/USFWS) levels. The lease has a rugged topography with multiple access trails to stands and blind sites. This steep surrounding topography allows for unlimited opportunities for the hunters to get safely distant from hunting companions and set up still hunts or stalk hunts. The center point of the lease is a two story blind and camping house built to accommodate families, children and the elderly hunters. It includes a hammock and room for sleeping cots. The blind is equipped with Deer View one way windows with a couple vertical versions for the long bow hunter. The blind has a deer decoy, turkey decoys and dove decoys for hunter’s use. It has three comfortable rocking office chairs upstairs and a barrel wood stove heater for those cold and snowy winter hunts. Our deer archery season runs beginning early in September through the end of February. The bag limit is liberal at 5 deer. The blind has a two acre food plot with a 250 yard range for the rifle enthusiasts. However, most of the lease with its timbered habitat is ideal for the archer, black powder and shotgun hunter. The wilderness aspect of its rocky cave filled slopes makes the adventurous hunter in a Ghilly suit or tree stand, able to ambush game over numerous springs, creeks and game trails. The species encountered on the lease are many deer, including trophy bucks, built up by professional management, large bear, a virtually un-hunted large turkey population and abundant mourning and Inca dove. Eagles and other raptors are common indicating a healthy environment. The wild boar move in and out from the Buffalo National River and many are the trophy Eurasian wild boar type. They tend to taste better than their feral hog cousins. Hunting these wild boar in heavy snows with the blind’s wood stove cranked up is a spectacular event. The boar here move in and out, so internet trail cameras are valuable to keep up with their occurrences. The boar cause no competition with the deer and turkey as they just pass through and will only linger around for a shot if baited. Bait is legal on this property for hogs, deer and bear. The blind upstairs is set up with a window sill rifle sled to facilitate long distance night vision shots at the wild boar. The setting is remote with seclusion and yet a reasonable drive to amenities. Cellphone coverage is good. There is a rental cabin available nearby should the blind be full and the landlord or nearby neighbors can provide tractor services in mowing and food plot installation. For the technical savy modern hunter, low cost internet trail cameras and plans are an economical way to monitor their lease and its wildlife. This area uses the Verizon enabled cameras. The landowner resides on adjacent land and in event of a wounded loss, common in archery, he has trained blood trailing dogs. In the event of a shot game animal is down in the canyon bottoms the land owner has a veteran trained pack horse to carry or drag out any large recoverable animals.
