**Weyerhaeuser-Owned Property**
Weyerhaeuser is committed to sustainable forestry practices that support healthy forests, thriving wildlife habitat, and outdoor recreation opportunities for future generations. As part of this commitment, forestry operations and land management activities may occur periodically on the property. These activities can include timber harvesting, site preparation, tree planting, vegetation management, and other practices necessary to maintain productive and sustainable forestlands. Weyerhaeuser reserves the right to conduct such activities on leased properties as needed. Each January, we provide notice of timber harvest activities planned for the upcoming year. Should harvest schedules or management plans change during the year, updated notifications will be provided as soon as practicable.
This tract features a large, year-round flowing creek that provides a dependable water source across the property. A mix of pine age classes and scattered hardwood drains creates a diverse forest setting with a variety of habitat and recreational opportunities. The combination of timber diversity, hardwood drains, and a consistent water source contributes to habitat well-suited for whitetail deer, wild turkey, and a variety of small game species. Gated access helps limit entry and supports a more private outdoor experience. Located just minutes from the Oklahoma Three Rivers Wildlife Management Area, leaseholders have access to approximately 180,000 acres of additional public hunting land. The property is also located approximately 30 miles from Hochatown, Oklahoma, a popular outdoor recreation destination known for its dining, lodging, entertainment, and family-friendly attractions. The current lease term expires May 31, 2027, with annual automatic renewal opportunities available.
