EXCLUSIVE ANNUAL HUNTING LEASE
80 Private Acres • Eastern Kentucky • One Property from Daniel Boone National Forest
Private Land • Private Cabin • River Frontage • Exclusive Access
If your hunting group is looking for a private Appalachian hunting property that can become your home away from home for years to come, this property deserves your attention.
This exclusive annual hunting lease includes 80 privately owned acres divided into two tracts in the mountains of Eastern Kentucky. The property is located just one property away from the Daniel Boone National Forest, creating a natural travel corridor between thousands of acres of public land and this private farm.
This is not a commercial hunting operation and not a crowded hunting club. The lease is limited to one hunting party of up to four hunters, giving your group exclusive access to the property throughout the lease term.
⸻
Wildlife
The property offers excellent opportunities to hunt:
* Whitetail Deer
* Black Bear
* Elk
* Wild Turkey
* Ducks
* Canada Geese
* Coyotes, bobcats, and other legal predators and small game
Wildlife activity on the property has been well documented. A large mature whitetail skull and antlers were found on the farm, another exceptional buck was harvested on the neighboring property, black bear tracks have been photographed here, and bald eagles are regularly seen along the river.
The property’s location near the Daniel Boone National Forest allows wildlife to move naturally through the area, making this an excellent location for hunters who understand how travel corridors produce opportunities throughout the season.

A Property That Will Improve Every Year
This property is more than just a hunting lease—it’s a long-term wildlife habitat project.
The farm is currently being developed into a diverse wildlife habitat through the planting of fruit trees, mast-producing trees, shrubs, vines, and other beneficial plantings.
Many fruit trees have already been established, and thousands more trees are planned over the coming years.
As these plantings mature, they will provide additional food sources, bedding areas, and cover for whitetail deer, black bear, elk, wild turkey, and countless other wildlife species. The vision is to continually improve the property so it becomes even more productive with each passing season.
Hunters who appreciate wildlife management will enjoy watching—and helping shape—the property’s development into one of the area’s premier private hunting properties.
⸻
Wildlife Management Welcome
Hunters are encouraged to become partners in improving the land.
With prior approval, you’re welcome to:
* Establish food plots
* Maintain existing trails
* Install tree stands and trail cameras
* Improve wildlife habitat
* Plant additional wildlife-friendly vegetation
* Assist with responsible land stewardship
I’m willing to help with certain habitat improvement projects because healthy wildlife populations benefit everyone.
⸻
Hunting Cabin
Included with the lease is a private two-story off-grid hunting cabin.
Whether you’re spending opening weekend in deer season, chasing spring gobblers, hunting bear or elk, or simply enjoying a quiet weekend in the mountains, you’ll have your own private base camp.
Cabin use is included for up to 21 days each lease year.
A camper electrical hookup is also available for an additional fee for hunters wishing to stay longer.
⸻
Lease Requirements
This property is intended for respectful, ethical sportsmen who value conservation and good stewardship.
Lease conditions include:
* Exclusive lease for one hunting party.
* Maximum of four named hunters.
* No commercial guiding or subleasing.
* Guests require prior landowner approval.
* All hunters must possess required Kentucky licenses, permits, and tags.

* ATV/UTVs are welcome but must be operated responsibly to avoid unnecessary damage to roads, trails, fences, and wildlife habitat.
* Campfires are permitted only when safe and legal and must never be left unattended.
* Any damage to the cabin, roads, trails, fences, gates, or other improvements must be reported promptly.
* Respect neighboring landowners and all property boundaries.
⸻
Leave No Trace
This farm has remained clean because it has been respected.
Every member of the hunting party is expected to practice Leave No Trace principles.
Pack out all trash, spent shell casings, food containers, bottles, cans, and personal belongings.
Leave the cabin, campsites, trails, and hunting areas as clean—or cleaner—than you found them.
Treat this property with the same respect you would expect on your own land.
⸻
Renewal Opportunity
The goal is to build a long-term relationship with one outstanding hunting group.
Hunters who honor the lease agreement, communicate well, respect the property, and help care for the land will receive the First Right of Refusal to renew the lease before it is offered to anyone else.
Good hunting properties are hard to find. Good hunters are even harder to find.
⸻
Why This Property?
Opportunities like this are becoming increasingly rare.

This is more than a hunting lease—it’s an opportunity to become part of the long-term development of an exceptional Appalachian hunting property.
