About This Lease
🦌 160 Acres – Birch Tree, Missouri Full Season – Up to 4 Hunters Private, well‑managed 160‑acre property available for a responsible group of up to four hunters for the full deer and turkey season. This is an exclusive lease with controlled access, strong communication, and clear rules to ensure a safe, respectful hunting environment. Access & Communication Requirements All hunters must call or text before coming out to the property. All hunters and guests must sign the property log when they arrive and when they leave for the day. Quick trips to town do not require signing out or back in. The purpose of the log is to document who is actively on the property at any given time. Communication is important — I require knowing who is on the land at all times. Guests & Additional Hunters Only hunters listed on the lease may hunt without additional fees. Any hunter not listed on the lease must pay $100 per person per day. All guests must sign the liability waiver before hunting. No unannounced visitors, tag‑alongs, or extra hunters without prior approval. Primary Leaseholder Responsibility & Signing Only one hunter (the Primary Leaseholder) is required to sign the notarized lease agreement. By signing, the Primary Leaseholder agrees he is legally and financially responsible for all hunters named on the lease, as well as any guests he brings. All hunters listed on the lease must sign the liability waiver, but do not need to notarize the lease. Each hunter will receive a copy of the lease and waiver for their records. Property Rules Respect the land at all times. Stay on designated areas and established paths. ATV access allowed on established trails only. Camping allowed in designated areas. No tearing up roads or damaging property. No trash left behind. Violations may result in immediate termination of the lease without refund. All Missouri hunting regulations must be followed. Land Features Mixed timber and open areas Natural funnels and ridges Bedding cover and travel corridors Low hunting pressure Quiet, private setting with no local traffic Ideal For A responsible group seeking exclusive access, clear rules, good communication, and a drama‑free hunting season on private land. (Note:) No Locals unless I can vet them thoroughly, leased to one guy and his buddy (his buddy was alright just not him) for the last two years, guy was an opportunist and then thought someone else owned 40 acres of our land and I didn't give permission to go up there I was saving it for something else, he did go up there and that's what got him kicked off. This guy even bulldozed a foundation I was starting for a hunting cabin, I let that slide but I will not and do not like being cheated, you can pretty much do what you want on the land with very few restrictions. But when it comes to a building site, or cutting down a tree, yeah, you might want to check with me before you do. A lease and money will have to be signed and paid in full before any kind of setup or hunt can be done. I'm not hard to get along with I just do not like being taken advantage of after all this is my home, this is my land I still live there.
