About This Lease
This is a 575-acre farm in Phenix Township, Henry County, Illinois, and the cover is what makes it hunt well. A larger timber block runs along the north side, with more timber running south along the west edge. Grassed waterways cut through the property and create natural travel routes between the timber and the feeding areas. In a part of the state that's mostly open farm ground, that mix of timber and travel corridors gives hunters real options through the season. Hunting Included *Deer - Timber, wooded draws, field edges, and grassed waterways give deer plenty of cover and natural movement corridors across the farm. *Spring Turkey - Timber and field edges carry over into a solid spring turkey opportunity. *Geese - After deer season if the migration is on and the birds cooperate. Lease Details This is one exclusive lease for a single group of 4 to 6 hunters. The property is professionally managed, and the goal is to find a responsible hunting group that will respect the farming operation, follow the property rules, and ideally return year after year. **Group leases only. Proof of liability insurance is required before the lease is finalized.** Please read the farm-operation rules below before inquiring. --- Farm Operations & Property Rules: This is first and foremost a working grain farm. About 494 of the 575 acres are actively farmed, and normal farm operations always take priority over recreational use. **Farm access comes first.** The farm operator, landowner, and their representatives may access the property at any time. Planting, spraying, harvest, mowing, tiling, scouting, repairs, and other farm work will happen when needed and will not be scheduled around hunting. **Stay clear of active equipment.** Do not hunt near operating farm machinery. If equipment is working in an area, give the operator plenty of room and hunt somewhere else. **Protect waterways and drainage.** Do not drive through grassed waterways, terraces, buffer strips, tile outlets, or other drainage areas. Avoid any activity that could rut, damage, or interfere with farm infrastructure. **Use designated vehicle routes only.** Hunters must stay on approved roads, lanes, and parking areas. Do not drive across planted or standing crops or use soft field roads when conditions could cause damage. **Standing crops are off limits.** Do not drive through, cut through, or create hunting lanes in standing corn or beans. **Leave gates as you found them.** **Do not modify the property without approval.** Tree cutting, food plots, mineral sites, permanent stands or blinds, new trails, fence changes, or other improvements require written approval. **Respect property lines and neighbors.** Know the property boundaries and do not enter neighboring land without permission, including when recovering wounded game. Be especially mindful around nearby homes, roads, and occupied buildings. **Report problems.** If you see trespassing, dumping, damaged fences, washed-out waterways, open gates, or another issue on the farm, let the Peoples Company representative know. The best hunting groups are good stewards of the property. Respect the farming operation, take care of the ground, communicate when something comes up, and help leave the farm in good shape.
