55011 A true northern Vermont wooded piece. Based on the north slope of Quadrant Hill, this 106 acre lease is loaded with deer and bear sign throughout its nature funnels from select and clear cuts done just a few years past. This is a blank canvas property for hunters! Little to no hunting pressure in years past, and no tree stands on sight, but not hard to find major deer trails very close from the parking area. The property boasts a nice 600 ft elevation gain and is mostly mature hardwoods as elevation climbs. Towards the bottom, hunters can take advantage of a 50 yard x 50 yard landing for parking and/or setting up camp. The owner mows the landing and main trail off before hunting season for easy hiking in. To the west edge of the property lies a seasonal ORV trail which closes 4x4 travel for the public on October 1st and resumes as a snowmobile trail once sufficient snow fall qg accumulated. Taking advantage of this trail can allow hunters to cheat the always changing winds in the mountains. The land owner lives not too far from property and is a great resource for further scouting. Additionally as of last season, he had 8 different bucks calling this 100 acres home. Additionally great fishing right down the road, amazing fall foliage views, roughly 2.5 hours from the closest major airport (Boston Logan), 1 hour from Canadian border and 10 minutes from the NH border. For locals who have always wanted to travel north to chase mountain whitetails, look no further: mature maple and beech hardwoods, hemlock groves, clear cuts, access trails and lots of habitat that holds deer!
