This land was accumulated over years of purchasing and leasing the best possible tracts of hunting land along the Saline River basin in Ellis County Kansas.
What makes this unique is the 4500 acres are comprised of large tracts of river basin land that basically have nearly zero acres of what is considered waste, or acreage that your paying for on the fringes of a property that would never hold game. You could kill a Booner Whitetail almost anywhere on this lease.
The largest tract is 3300 acres continuous without a single public road running through the property. It is totally secluded and almost unheard of in our state.
We are a trophy whitetail operation. While we could easily sell 30 plus hunts a year, our plan is only to serve 8-10 clients per year. And serve them well, our goal is to produce typicals above the170 range, and non typicals in the 180 plus range consistently as we have over the past several years for our own personal use. Those goals require well aged animals, and limits the amount of trophy sized whitetails that can be harvested in a year.
This lease is for all animals, all tags, all seasons. It is a full access, per person, lease. While whitetail deer is our main driver, turkeys are crazily overpopulated on the lease. Predator hunting, coyotes and bobcats are excellent. Quail are excellent as well, and pheasants are on the rebound.

5 750lbs feeders that run year round 24/7/365
5 300 lbs feeders that are seasonal and placed within bow range at stands
Over $7500 spent on corn in 2022
Fresh non weathered Alfalfa just prior and through all seasons ($2200 spent in 2022)
There is over 550 acres of farm ground on the lease that we personally farm, our crops consist of green wheat and milo only, these are the two main food sources in our area that the deer flock to.

We can house up to 4 people, most weeks, at once, on site, utilizing our very nice, newer model camper with 3 slides or a newly built cabin in 2023. There are also hotels in Hays KS which is about 20 minutes from the lease.
All clients are guaranteed their spot the following year. Lease renewals are guaranteed and the cost will never increase.
To put the cost of this lease into perspective, if you owned the land outright, the costs just to service the property tax yearly is over $17,000 and we are feeding around $10,000 worth of goodies each year.
