Request for Bids – Waterfowl Hunting Lease
Point Pleasant Farm, Talbot County, Maryland
Property Overview
Point Pleasant Farm is a scenic ~1,000-acre conserved property along the Chesapeake Bay with tidal marshes, waterfowl impoundments, fields, woods, and waterfront habitat. The property is managed by Point Pleasant Foundation, Inc., a 501(c)(3) organization that partners with the University of Maryland to support wildlife habitat improvement (especially bobwhite quail), research, and educational programs for the public.
The property has 16 freshwater features, including
- 4 impoundments controlled by 3 separate flashboard riser water control structures and one adjustable elbow riser. Currently rainfed, but site has a completed well but no installed pump, power, or piping,
- 5 smaller rainfed shallow water impoundments with an adjustable elbow risers,
- 2 ponds with drop inlet risers, (1 has well and pump that can be powered by generator)
- 2 ponds with wells and shared electric powered pump on well (well maintenance needed)
- 1 rainfed pond with flashboard riser water control structure
- 1 wooded wetland (wood ducks)
- 1 rain-fed shallow water area (no water control)
Four of these freshwater features are managed as loafing/roosting refuge areas without hunting.
Waterfowl Hunting Infrastructure
- 2 permanent wood blind structures, 5’x16’ wide, both good condition
- 3 movable wood blind structures (two 5’x10’ and one 5’x8’, good condition)
- 3 offshore blinds (in need of repair, but can be used to tie boats)
- 1 cement lined goose pit 4’x8’ (floor and cover need repair)
- On-site storage area in covered barn area
- 10 actively managed and maintained wood duck boxes.

Past Management
We managed larger impoundments with water control structures managed using moist soil management and prescribed fire in 2025. We planted 10 acres in milo/sorghum in 2024. Opportunities exist to manage shallow water areas with a combination of planting and moist soil management..
Wildlife, Habitat, Research & Education Mission
The property is managed for abundant and diverse wildlife. Management includes cool season wildlife food plots, early successional vegetation managed with prescribed burning, planting and disking, cropped fields, quality deer management, invasive species management, Conservation Reserve Program (CRP), supplemental deer feed, and strategic timber harvests. Major habitat establishment for northern bobwhite quail is underway with wild bird translocation a goal in coming years.
The property hosts wildlife educational workshops on prescribed burning, timber management, food plots, and waterfowl habitat management, and has an active acoustic monitoring program to track impacts of habitat projects and educate the broader public on best practices for wildlife and habitat management. Hunting lease revenue helps fund these conservation, management, research, and education efforts, and we’re looking for the right partner to enjoy the waterfowl hunting while supporting and even participating in this broader mission.
Lease Opportunity
We’re offering an exclusive (single group) waterfowl hunting lease. The lease duration can be negotiated from 1 to 5 years.
Minimum bid: $100,000 for the initial year, with agreed annual increases for subsequent years, payable in full before the lease starts and before each subsequent year begins.
Deer, turkey, dove, small game, and furbearers are not included in the base lease but can be discussed and negotiated as an add-on if interested.

A Few Important Rules
No subleasing, assigning the lease to someone else, or using the property for commercial guiding. The lease is for you and your approved group only.
We work with the lessee on having responsible limitations on hunting to prevent over-hunting.
Everyone must follow all federal, state, and local hunting laws and regulations.
You’ll need to provide proof of general liability insurance ($1 million per occurance, $2 million aggregate) naming Point Pleasant Foundation and Point Pleasant Farm, Inc. as additional insureds before the lease begins.
All hunters will need to sign our standard liability waiver.
We’ll review all the submissions and select a small group of finalists who best align with our mission of conservation, education, and responsible land use.

If you’re chosen as a finalist, we’ll reach out promptly to schedule a guided property walk together. This is your chance to see the farm, the waterfowl areas, access points, and habitat in person before we finalize anything.
Once everyone is comfortable after the visit, we’ll finalize the lease details and paperwork.
