Chapter II

Why
on paper.

"First year I used the HLRBO template I had a hunter try to bring four extra guns up on opening weekend. Pointed at the guest clause. Conversation was over in thirty seconds."
— Randy K., Macon Co., GA
01

Protect your liability.

A written lease is the difference between a handshake and a defense. Every clause is reviewed against current case law for your state.

02

Lock in the rent.

Set the price, the term, and the payment schedule in writing. No "I thought it was per gun" conversations halfway through the season.

03

Set the rules of the property.

Stand placement, food plots, ATVs, guests — spell out what's allowed before the season opens, not when something goes wrong.

04

Look professional.

Serious hunters want a real lease. Showing up with a real document is the fastest way to filter for the right tenants.

05

Stay compliant.

State-customized language for game laws, indemnification, and governing-law clauses — so it actually holds up where you are.

06

Renew without rework.

Your template lives in your HLRBO landowner account. Renew next season with one click — no re-typing dates or names.

Randy K. — Landowner · Macon Co, GA
I'd been leasing on a handshake for nine years. Switched to a written lease the season my neighbor got sued. Took 20 minutes to fill out, sleep better every night since.
Marcus H. — Landowner · Pike Co, AL
My hunters take the property more seriously now. A real lease tells them this is a real operation — not just somebody's deer woods.

Common questions

What landowners ask before signing.

Yes — once both parties sign, it's a binding contract. We strongly recommend reviewing the document with a local attorney for terms specific to your property and any unusual arrangements.
We provide customized templates for all 50 U.S. states. Each template is built around a common nine-section frame and updated annually to reflect changes in state hunting regulations and recreational-use case law.
The template supports multi-party leases — list each Lessee in Section 1 and use the Guest Policy clause in Section 5 to define how many additional people are permitted on the property at one time.
Yes. The PDF you receive is a fillable form, and we also send an editable Word version. Many landowners add custom clauses for ATVs, food plots, and trail cameras.
Once both parties sign, the Lessee pays through HLRBO's secured-payment system. Funds are held until 24 hours after the lease start date, then released to the landowner — minus our small platform fee.
The template's cancellation clause sets a refund schedule (typically 50% refund 30+ days out, 0% within 14 days). You can adjust those terms before signing. HLRBO handles the refund logistics automatically.
