Three years ago, when the landowner acquired this property, he wasted no time in consulting with a forester and enrolling the land in TSI (timber stand improvement) to stimulate the growth of oaks and hickories. Over the subsequent years, both he and his wife have dedicated themselves to nurturing and cultivating new growth, resulting in a higher stem count and enhanced deer browse. This 20-acre plot features rolling terrain, complete with hills, ridges, a creek, and borders marshes and agricultural fields. A small stand of white pines serves as a popular roosting spot for turkeys, with my time on the property often interrupted by the sounds of toms gobbling in the surrounding fields. The highlight of the property for me is a small, recently constructed cabin tucked away in the back, accessible via a two-track trail. Offering a kitchen, loft bed, and furniture crafted from trees sourced on-site, this cabin is included in the lease agreement! The area has a very high deer density, evident from the abundance of tracks and buck sign present. There also appears to be low neighboring hunting pressure, as no other hunting blinds could be observed when looking across the property line. My only recommendation to the landowner would be to divide his turkey and deer leases to have spring turkey as a separate lease.
