This property offers a distinctive landscape within a community of 10-30 acre lots, predominantly owned by non-hunters. During my scouting, I did not observe any other tree stands or blinds, indicating an exclusive hunting environment. Abundant food and water sources are available, including two ponds, two unfenced pastures, and a variety of oak trees. Additionally, hundreds of freshly blown down trees provide year-round bedding for deer. A notable feature is the wooded ridge between a pole barn and the landowners house, serving as a crucial bottleneck for deer travel. It was within this bottleneck that I saw some of the largest buck rubs I’ve ever seen. With solid deer numbers, I spotted at least 10 deer during scouting. Hunting stand locations are easily accessible via pastures or property service roads. Furthermore, a nearby agricultural field offers an additional food source. Despite its modest size of around 30 acres, the way the properties layed out suggests it cannot be over hunted.
